Our guaranteed rent scheme means we lease your property directly and pay you a fixed monthly rent — whether the property is occupied or not. We handle all management, maintenance, and tenant responsibilities, so you receive a reliable income without the usual hassle of being a landlord.

The rental amount is agreed before the lease begins and is based on the property's size, condition, location, and the current local rental market. We will provide a clear, written offer with no hidden fees. In most cases, our offer is competitive with — or above — standard market rent.

ARK Housing takes full responsibility for property management for the duration of the lease. This includes tenant sourcing and vetting, day-to-day maintenance and repairs, compliance checks, regular property inspections, and all tenant communications. You are freed from the daily responsibilities of being a landlord.

We carry out regular property inspections and have a rigorous maintenance programme in place to prevent issues from escalating. In the event of damage beyond fair wear and tear, we will arrange and fund the necessary repairs. We treat every property with care, as though it were our own.

We typically offer lease agreements of between 3 and 5 years, though we can be flexible depending on your circumstances. Longer leases give you greater financial security and predictability, and we are happy to discuss the arrangement that works best for you.

No. We work with landlords from across the UK, including those who live overseas or manage their portfolios remotely. Our full management service means your physical proximity to the property is not required — we handle everything on your behalf.

We accept a wide range of residential properties, including terraced houses, semi-detached and detached homes, and flats. Properties should ideally have a minimum of 3 bedrooms and be in a reasonable condition. We can advise on any works required to bring a property up to the standards needed for our housing programme.

Once all checks, agreements and compliance documentation are in place, we can typically commence rent payments within 2–4 weeks. Our onboarding process is straightforward, and our team will guide you through every step to minimise delays.
